The Subject to Insurance policy can either be a homeowner policy, Condo policy, or a Landlord Policy. The subject-to policy provides coverage for a multitude of “perils”.
When you buy a home “Subject to”, did you add your name as “additional” insured to the mortgagee’s policy? Did you get the “Power of Attorney” to sign on behalf of the insured or make changes on behalf of the insured? The concern in those two statements is the “Insured” is—the mortgagee… The mortgagee can still make changes… Our solution is different… The owner makes application, the owner maintains control, the owner defines coverage, the mortgage company sees no change in the policy except for the new policy number and possibly the new insurance company and policy type.
Did the previous owner have a “homeowner” or “Landlord” policy? The difference at time of a claim is Significant. “Loss of Use” is paid if the owner is occupying the home. “Loss of Rent” is paid if the tenant is displaced due to a covered loss. The difference in dollars paid could quickly add up to thousands of dollars. As the owner of the home, have the CORRECT type of policy covering your Investment.
The main perils the policy does not inherently provide coverage for: · Does not include Flood (Georgia Flood Insurance) · Does not include Earth Quake · Does not include Termite or Pest infestation
Each policy is quoted with “vandalism” and “burglary”…
Do let us know up-front if the home is in a subdivision with a mandated Homeowner Association. There is a special coverage to protect you from the Homeowner Association that could add as much as $15.00 per year to the policy.
Loss of Use or Loss of Rent is included in the policy for a term of 12 months… This coverage does not have a limit.
Endorsing an Additional Insured is not a problem and we often times add the property management company to the policy and the Seller’s name.
